MORTGAGE SALE - Default has been made in the conditions of a mortgage made by aka Timothy Wharton, unmarried man, original mortgagor(s), to JPMorgan Chase Bank, N.A., Mortgagee, dated October 19, 2006, and recorded on November 3, 2006 in Liber 920 on Page 291, in Leelanau county records, Michigan, and assigned by said Mortgagee to Chase Home Finance LLC as assignee, on which mortgage there is claimed to be due at the date hereof the sum of Seventy-Four Thousand Three Hundred Eighty-Seven And 23/100 Dollars ($74,387.23), including interest at 6.375% per annum.
Under the power of sale contained in said mortgage and the statute in such case made and provided, notice is hereby given that said mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at public vendue, at the place of holding the circuit court within Leelanau County, at 11:00 AM, on April 2, 2010.
Said premises are situated in Charter Township of Elmwood, Leelanau County, Michigan, and are described as: Parcel B: Part of the West 1/2 of the East 1/2 of the Southeast 1/4 of Section 31, Township 28 North, Range 11 West, more fully described as:
Commencing at the East 1/4 corner of said Section 31; thence North 89 degrees 40 minutes 20 seconds West 662.04 feet, along the East and West 1/4 line of said Section 31; thence South 00 degrees 04 minutes East, 1548.79 feet; thence North 89 degrees 40 minutes 20 seconds West, 310.08 feet; thence South 00 degrees 04 minutes East, 108.9 feet to the point of beginning; thence South 00 degrees 04 minutes East 178.71 feet to the centerline of Angus Road; thence Northwesterly 182.68 feet, along the arc of a 331.57 foot radius curve to the left, the long chord of which bears North 56 degrees 36 minutes 38 seconds West, 182.68 feet along said centerline; thence Northeasterly approximately 105 feet; thence East, 113.3 feet (parallel with the East and West 1/4 line of said Section 31) to the point of beginning.
The redemption period shall be 6 months from the date of such sale, unless determined abandoned in accordance with MCLA 600.3241a, in which case the redemption period shall be 30 days from the date of such sale.
